Accountants for roofers

Roofing jobs swing between big contractor work with CIS taken off and private repairs paid in full. We keep both on one tax return, make sure the contractor only takes CIS from your labour, and claim the costs that come with working at height.

CIS on a roofing job

Re-roofing, repairs and new roofs are building work, so when a contractor pays you CIS comes off: 20% if you are registered, 30% if not. A homeowner paying you direct does not take CIS off.

The deduction should only fall on your labour. Before working it out, the contractor takes away VAT, materials you bought yourself, such as tiles, battens and membrane, and plant hired for the job. If your invoice does not show the materials, the contractor can estimate them, so we help you set out each invoice clearly.

Costs roofers can usually claim

Business costs from HMRC's list, with private use taken out.

  • Tiles, slates, felt and lead

Materials you buy for jobs count as a business cost.

  • Safety boots and hard hats

Protective clothing you need for the work can be claimed. Everyday clothes cannot, even if you only wear them on site.

  • Ladders, harnesses and tools

Kit you buy and keep for the business goes through capital allowances on traditional accounting.

  • Insurance

Business insurance, such as public liability, is one of the financial costs HMRC allows.

  • Your van

Either the real costs through capital allowances, or a flat 55p a mile for the first 10,000 business miles.

VAT on roofing work

Fitting roof or loft insulation in a home is zero rated for VAT until 31/3/2027, under HMRC's rules on energy saving materials. On a re-roof with new insulation, that part of the job can carry no VAT, so it matters how the invoice splits the work.

For a VAT registered contractor on CIS work, the domestic reverse charge usually means they account for the VAT instead of you. You have to register for VAT once your taxable turnover for the last 12 months goes over £90,000.

Questions roofers ask us

Should CIS come off the cost of my tiles?

No. The contractor should take out materials you paid for before working out the deduction, along with VAT and plant hired for the job.

Can I claim my safety boots and harness?

Protective clothing such as safety boots and hard hats can be claimed. A harness you keep for the business goes in as equipment.

Do I charge VAT on loft insulation for a homeowner?

Installing insulation in a home is zero rated until 31/3/2027. We check how the rest of the job is treated.

I do private repairs and contractor work. Is that two tax returns?

No, one. Both go on the same return, and the CIS taken during the year counts towards the total bill.

Can I claim scaffold or access tower hire?

Hire costs for the business are part of running it, and the contractor should leave plant hired for the job out of the CIS deduction. Keep the hire invoices.
